Capital Land's new offering in Puchong Hartamas
PUCHONG: Capital Land Sdn Bhd is enhancing its freehold 88-acre Puchong Hartamas township with the
launch of the gated KimCrest (pix) 2- and 21/2 - storey units.
Located off the Lebuhraya Damansara-Puchong and next to Bandar Puteri IOI, Puchong
Hartamas, which was launched in 2002, is 70% developed. The company is the
development
arm of the Tan Lai Kim group of companies.
Capital Land managing director and chief executive officer, Raymond Tan , tells
theSun that the latest offering is aimed at enhancing the township with
more upmarket products.
"Puchong has grown by leaps and bounds, progressing into self-contained suburb.
Puchong Hartamas has the distinction of being one of the few remaining freehold
properties in the area," he says.
The first package of the 112 KimCrest 2 - and 21/2-storey units launched in
May have been sold out, Tan says, adding that the second package of 134 similar
units will be launched tomorrow.
He says response to the second package is encouraging but has not picked up due
to the soft property market in the past few months. "We are confident that
it will pick up via word-of-mouth as soon as more people get to know about it and
the quality products we have on offer in the heart of Puchong," Tan says.
KimCrest homes, with built-up of 2,050 to 2,075 sq ft and land sizes of 1,540 to
1,600 sq ft, are priced from RM355,000 to RM448,000 for intermediate units.
Corner units are priced from RM432,970 to RM708,026 and come with at least 3,600
sq ft of land. There is a monthly service charge of RM80.
There are three different layouts on offer - the 2-storey Kim 1 and 3 come with
four bedrooms and three bathrooms while 21/2-storey Kim 2 come with five bedrooms
and four bathrooms.
Features for all units include plaster ceilings, pergolas for the front porch and
strip timber flooring for the upper floors.
Tan says among amenities planned for the township are a smart school and high-end
units, in addition to the existing small commercial area with 10 shop lots.
Puchong Hartamas currently comprises 318 units of 2-storey link houses that are
already occupied, with another 73 units of 2-storey link houses and 620 low-to-medium
cost apartments completed and awaiting vacant possession by August. The link
